[ardour-dev] config error

I'm trying to compile ardour for os x and ./configure craps out with:

configure: error: Library requirements (jack >= 0.66.0) not met;
consider adjusting   the  PKG_CONFIG_PATH environment variable if your
libraries are in a nonstandard prefix so pkg-config can find them.
configure: error: /bin/sh './configure' failed for gtk_ardour

but 'locate jack.pc' says:

     /usr/local/lib/pkgconfig/jack.pc

and I fed it this environment variable:

     PKG_CONFIG_PATH="/usr/local/lib/pkgconfig/:$PKG_CONFIG_PATH"

What am I missing?  Thanks in advance.

(the beta binary is actually working fine.  i'm doing this just because)
